Rooftec Flex EPDM lead replacement is one of those products that makes you wonder why anyone still uses traditional lead. Built around a core of expanded aluminium mesh and faced with EPDM rubber, it delivers the workability and weatherproofing you need from flashing material, without the weight, the theft risk, or the environmental baggage that comes with lead. Available in widths from 150mm to 600mm and in 5 or 10 metre rolls, it covers the full range of roofing applications from small soaker details to wide parapet flashings.
The EPDM outer layer is the key to its performance. EPDM is a synthetic rubber that handles UV exposure, temperature cycling, and standing water without cracking or creeping. It stays flexible in cold conditions, which is something traditional lead struggles with once the temperature drops. The expanded aluminium mesh core gives the roll its backbone, letting you dress it into shape without the material springing back or tearing. Once formed, it holds its shape.
Where Rooftec Flex Lead Replacement Gets Used
The three colour options, anthracite grey, black, and lead grey, mean the finished installation can be matched to the surrounding roof covering or chosen to blend with stonework and render. Lead grey is the obvious choice on traditional slate or clay tile roofs where you want the flashing to disappear into the background. Anthracite grey suits modern fibre cement slates and GRP systems well.
No Scrap Value: A Practical Benefit Worth Mentioning
Neither EPDM nor aluminium carries meaningful scrap value, so this material simply does not get stolen off roofs. If you have ever returned to a job the following week to find a lead ridge or valley stripped out, you will appreciate this more than most. It is a straightforward, practical advantage that saves real money on callbacks and insurance claims.
Rooftec Flex EPDM lead replacement is equally at home on domestic re-roofing work, new build, or commercial maintenance contracts. It installs quickly, dresses cleanly, and lasts well. Solid choice.
Pro Tip: When dressing Rooftec Flex into internal angles or around chimney abutments, use a walleted wooden dresser rather than a metal tool to avoid piercing the EPDM face, which can compromise the weatherproof layer before the job is even finished.
Rooftec Flex is used wherever traditional lead flashing would normally be specified. That includes chimney abutments, step and cover flashings, soakers, valley liners, parapet cappings, and roof-to-wall junctions. It works on tiled roofs, slate roofs, flat roof upstands, and around roof penetrations such as pipes and rooflights. Roofers, building contractors, and maintenance teams all use it regularly across domestic and commercial work.

Not suitable for: Not suitable for use as a fully exposed roofing membrane or as a primary waterproofing layer on flat roofs. Not recommended for areas subject to constant foot traffic.
Rooftec Flex cuts cleanly with tin snips or a sharp knife and dresses into shape by hand or with a soft wooden dresser. It does not require any warming before forming, even in cold weather, which speeds up installation considerably compared to lead on a frosty morning.
Fix using lead-compatible clips, nails, or mechanical fixings through the face, or bond the back face using a suitable EPDM-compatible contact adhesive where clip fixing is not appropriate. Overlaps should be a minimum of 100mm and sealed with compatible flashing tape or EPDM lap adhesive to maintain the weatherproof line.
Measure and mark the required flashing length, allowing for any overlaps and upstand dimensions
Cut Rooftec Flex to length using tin snips or a sharp utility knife on a firm surface
Dress the flashing into shape by hand or with a soft wooden dresser, working into angles and profiles carefully
Fix mechanically using lead-compatible clips or nails, or apply EPDM-compatible contact adhesive to the back face for bonded applications
Ensure all overlaps are a minimum of 100mm and seal with compatible EPDM lap adhesive or flashing tape
Point or rebed any mortar joints disturbed during installation and check the full flashing line before leaving the roof
Can Rooftec Flex be used as a direct replacement for lead in all flashing applications?
In the vast majority of roofing applications, yes. It performs well in chimney flashings, step flashings, valleys, parapet details, and roof-to-wall junctions. It is not intended as a primary flat roof waterproofing membrane, but for standard flashing work it handles everything traditional lead does, and it dresses and cuts in a very similar way.
Does Rooftec Flex need a specific adhesive or fixing system?
It can be mechanically fixed using clips or nails as you would with lead, or bonded using an EPDM-compatible contact adhesive. Overlaps should be sealed with a compatible EPDM lap adhesive or self-adhesive flashing tape. Avoid standard bitumen-based adhesives as these may not bond reliably to the EPDM face long term.
Which colour should I choose for a traditional slate roof?
Lead grey is the closest match to the appearance of traditional lead flashing and sits well against natural slate, Welsh slate, and dark clay tiles. Anthracite grey suits modern fibre cement or reconstituted slate products. Black works well on darker roof coverings or where the flashing will not be prominently visible from ground level.
Rooftec Flex is constructed from an expanded aluminium mesh core laminated with an EPDM rubber facing. EPDM (ethylene propylene diene monomer) is a synthetic rubber with high resistance to UV radiation, ozone, and thermal cycling, making it well suited to long-term exterior exposure. The aluminium mesh core provides structural stability and allows the material to be dressed into shape without springing back, while keeping the overall weight significantly below that of equivalent lead sheet.
