An intumescent pipe wrap is a passive fire protection product installed around plastic pipework where it passes through a fire-rated wall, floor or door construction. When heat from a fire reaches the wrap, the intumescent material expands rapidly, crushing and sealing the plastic pipe as it softens and melts away. That collapse would otherwise leave an open hole in your fire compartment wall — which rather defeats the point of building it in the first place. The wrap fills the gap, maintains the integrity of the structure, and buys time. Four hours of it, in fact, in both vertical and horizontal applications.

These wraps are intended for soil, waste and drainage pipework above ground — the kind of plastic pipe that runs from bathrooms and kitchens through structural walls and concrete floor slabs. Available in 55mm, 82mm, 110mm and 160mm sizes to suit standard pipe diameters. They work with concrete and masonry wall constructions as well as concrete floors, which covers the vast majority of residential and commercial builds where fire compartmentation is required.

Where Intumescent Pipe Wraps Are Used on Site

The sensible approach during construction is to build in tolerance around the pipe penetration, then fit the wrap once all services are in place. That is how these are designed to be used. They are easy to position around the pipe and slide into the prepared opening, which keeps installation straightforward even when you are working in a tight service run with other trades around you.

Material Properties Worth Knowing

The intumescent material itself is unaffected by water, which matters in drainage applications where condensation and occasional wetting are normal. It is non-flaking and difficult to tear, so it stays intact during installation and over the life of the building. A 10-year guarantee backs that up. These are not the kind of fire protection fittings you want to skimp on — a failed compartment at three in the morning has consequences that go well beyond a snag list.

Pro Tip: When sleeving the pipe through the wall, leave enough clearance in the opening to accommodate the full thickness of the pipe wrap collar before you start second-fixing, otherwise you will be chasing out again later.
